Eaglescliffe Condominiums Wins Best Multi-Family Award of Merit

The 84-unit Eaglescliffe Condominiums at Ford’s Colony in Williamsburg consist of seven four-story buildings, 12 units each, with units ranging from 1,700 to 2,100 square feet. The buildings in this gated community are situated within walking distance to the adjacent country club, golf courses and walking trails. A landscaped courtyard and entry greet visitors as they enter between buildings. Each building was designed with three stories of residential space over a lower parking and storage level. The Georgian-style exterior’s articulated brick façade is defined by brick quoins, arches and recesses, and a cornice band at the top of the first floor. Gables and protrusions break each elevation and add visual interest to both the interior and exterior spaces. The units feature covered balconies, screened porches and copper-roofed bay windows. Inside, each dwelling offers generous, open space and a flexible, dynamic plan adaptable for many uses. Typical units have one or two bedrooms and two bathrooms with a flex room that may serve as a bedroom, library, office or den. The dwellings also are equipped with state-of-the-art technology and services while preserving the condominiums’ overall architectural integrity.

Judges’ comments:

One of the challenges in multifamily design is if you do too much, the design looks contorted and confusing, and if you do too little, it can appear banal. The jury liked Eaglescliffe because it strikes a good balance in design with its bay windows, screen porch millwork and interesting roof modulation. The condos have a strong overall symmetry and good proportions. The jury really appreciated the creative way the lower level parking was integrated into the buildings’ base and the MEP equipment was so well concealed. On the interior, the units employ traditional detailing but use an open floor plan to create a comfortable modern living unit.
