Tips for Selling Your Home in the Winter

1. Leave the house. The buyer won't talk about the house in front of you or open doors with you standing there.
2. Check the temperature. You want the temperature inside to be comfortable and to give the buyer more of a reason to linger, especially on hot or cold days!
3. Play up the visual. Open all the window coverings to let in light.
4. Light up the house. Turn on every light in the house, including appliance lights and closet lights. Pull up the blinds, open the shutters, push back the drapes on every window Turn off TV.
5. Encourage buyer feedback. The showing feedback you receive will be invaluable. Allow buyer anonymity.
6. Make your house sparkle:

• Wash windows
• Clean out cobwebs.
• If necessary, re-caulk tubs, showers and sinks.
• Polish chrome faucets and mirrors.
• Clean out the refrigerator.
• Vacuum daily. If your carpeting is plush, vacuum in one direction.
• Wash and wax floors.
• Dust furniture, ceiling fan blades and light fixtures.
• Bleach dingy grout.
• Empty trash and recycling bins.

A Winter Wonderland for Buyers

For potential buyers, winter can have many advantages:

• There is usually less activity and therefore reduced competition in the wintertime. Serious buyers have more room to negotiate with motivated sellers.
• There is less competition for financing. Fewer buyers means that fewer people will be looking for loans. Lenders tend to be less busy in the winter so they can often provide more personal attention to the smaller pool of borrowers.
• The interest rates are at a historic low and might go up in the spring.

2010 was another great year for Ford’s Colony First Choice Realty

The stats once again prove why nobody sells Ford’s Colony like Ford’s Colony! Ford's Colony First Choice Realty sold more homes, and we also sold more home sites than any other real estate brokerage firm.

• Home Sites: 31 home sites were listed and sold in Ford’s Colony in 2010. Of those 31, First Choice listed 20 and sold 22.The closest firms sold two each.
• Homes: 67 homes were listed and sold in Ford’s Colony in 2010. Of those 67, First Choice listed 15 and sold 18. First Choice sold 31% of the homes sold above $500,000!
• Listings: First Choice Realty listed 35 of the 98 total sold real estate transactions in Ford’s Colony in 2010 (homes sites and homes). That’s 36%.
